This 15 bungalow resort was established over 5 years ago in Lonely Beach. It was the first to be located on the hillside above the beach and as such has the largest area and is the only one with sunset sea views.
Although the Lonely Beach area is busy, this resort is in one of the quietest locations and so is popular with backpackers who want to party but who also want to some peace and quiet. The main road is a 200 metre walk away and the beach a further 5 minutes walk.
Bungalows are rented for around 300 – 350 baht/day and other income is derived from sales of food & drinks in the restaurant and trips and tours. The resort is well known and listed in guide books and recommended on several travel websites. There is also a website for the resort that could be improved and used to bring more guests to the resort. Thus is also one of the few backpacker hut resorts that take advance bookings.
In front of the restaurant and surrounding the bungalows are spacious garden areas. There is plenty of room to add additional bungalows if required but one of the attractions is that unlike the neighbouring hut resorts, bungalows aren’t packed tightly together in a small space.
The resort has an ADSL internet connection and wi-fi for customers, with their own laptops, in the restaurant area.
Included in the sale: 15 ensuite fan bungalows; large restaurant; 6 bedroom & 3 bathroom living accommodation for owner & staff on 2 Rai, 3,200sqm of land. All bungalow furniture, fixtures, fittings, kitchen equipment etc is included (Everything you need to run the resort.)
Land Rent: There is a 30 year land rental contract in place with rent set at 200,000 Baht/year. This is payable every 3 years with the next payment due in September 2009. Alternatively a shorter contract with slightly higher annual payments can be arranged with the landlord who lives nearby.
Resort License: Recently, all resorts with over 10 rooms on Koh Chang have had to apply for official licences to operate and have to comply with various safety regulations etc, rather than just being allowed to open and run unregulated. The current owners have begun this process and are currently preparing the necessary paperwork.
