Koh Chang Real Estate / Property . . .

For Sale in Klong Prao.  Approx 0.8 Rai of Chanote titled land, with roadside frontage. 

It isn't easy to find small plots of roadside land for sale.  A lot of the land is still in the hands of locals who prefer to rent the land rather than sell it.  Therefore, this small plot, which is located only a stones throw from half a dozen resorts including the new Amari Emerald Cove and Dewa Resort - a luxury boutique development that opened in September 2007, is in an ideal location for a tourist related business.

When we first came to Koh Chang only three years ago, this stretch of the roadside was deserted except for a small restaurant, which is still there today and forms one of the boundaries to this plot of land.  The main road, the river and a newly completed complex of shop units form the other three land boundaries.  In the past couple of years a couple of dozen shops including private clinic, dentist, tailors, tour agencies etc have sprung up in the area near the land and this development will continue with the stretch of land from the Amari north to Tropicana looking as though it will built up with shops, restaurants and small businesses within the next couple of years.

Therefore, this isn't a plot of land you'd buy to build a quiet house for yourself.  It's for business use.

The seller is also willing to enter into  a long lease arrangement 30 + 30 years or 'usufruct' which both enable a foreigner to legally possess the land securely, long term.
