Land and Houses For Sale on Koh Chang and Koh Mak

 

If you haven't already done so . . . . please read the main page in this section for some general info on buying real estate in Thailand.

 

And if you're looking for real value and an ideal location for an island hideaway then there's nowhere on Koh Chang that can compete with Koh Mak for a combination of privacy, excellent beaches and still low land prices.

 

Until June 2007, there used to be quite a few plots of land listed on this page.  I've moved most listings for most parcels of land to a 'Land Only' page but kept, what I consider to be 'good' plots which are the best value or in the best location on this main 'For Sale' page. All the overpriced stuff, badly located land  or plots where the owners constantly change the price and so aren't worth the hassle of dealing with are on the other page. Use it as a guideline for prices.

 

The reasons for lack of good land plots are that: 1) Land prices are comparatively high on Koh Chang and it isn't possible to find any good, budget beachfront plots for housing or a resort - i.e. the type of land most people want. 2) I receive very few enquiries from people looking specifically for land.  3) The majority of visitors to this site are looking for a house or condo for a second home and/or a total investment in the 4 - 10 million baht range.

Housing Developments

 

Unless you're already living in Thailand buying from a reputable developer is by far the easiest, most stress free option.  Not always as good value as if you build yourself, but by far the most popular choice for anyone thinking of a buying a second home abroad with the minimum of headaches.

Koh Mak CompletedTeak Villas, Koh Mak.

** The most popular choice for visitors to this site. **

Located on Koh Mak, south of Koh Chang. A unique boutique development of teak wood villas. This development went on sale in mid-2006 and is now 95% complete with only one villa remaining to be sold. (See the construction here.)  

Nearby a plot with five 'Family' villas is now also sold out.  And 400 metres away an additional plot - 'Jungle Land' has one plot remaining where a villa can be built from around 120,000 Euros.

Construction is well underway in this small development on 7 Rai ( over 11,000sqm) of beachfront land from an American property firm.  Located on the east coast of Koh Chang, an ideal location for anyone looking for real peace and quiet away from the tourist masses.

Commercial Land

 

It's virtually impossible to find beachfront land ideal for a resort or housing  development.  Either the location is wrong or the price is sky high.  However the plots below are worth considering.  

 

Southern Koh Kood. 19 Rai, 500 metres beachfront.

Plans to develop Koh Kood as a tourist destination to rival Koh Samui have recently been announced by the Thai government.  This is the 4th largest island in Thailand and has some of the best beaches and clearest waters in Thailand. No wodner Soneva chose it as a destination for their 6 star resort (where to buy a private villa would cost you US$6 million)

Island view land for saleSouthern Koh Chang. Ideal for housing project. 57 Rai, Chanote title, excellent sea views.

You'll find a lot of large plots for sale on the east coast - too far away from the good beaches and developed areas of the island to be a viable proposition for  large resort or housing project.  On the west coast land is usually sky high in price. 

However, here's a large plot which has great views, is sensibly priced and in a good location. The sellers would also consider a partnership in order to share the costs of developing the land. For Sale in Klong Prao.  Approx 0.8 Rai (1,256sqm)of Chanote titled land, with roadside frontage. 

It isn't easy to find small plots of roadside land for sale anywhere on Koh Chang.  A lot of the land is still in the hands of locals who prefer to rent the land rather than sell it.  Therefore, this small plot, which is located only a stone's throw from half a dozen resorts including the new Amari Emerald Cove and Dewa Resort - a luxury boutique development that opened in September 2007, is a good investment opportunity in an ideal location for a tourist related business. A lot of new shop houses and bars are now being built in this area.

If you're looking for a low budget bungalow only 5 minutes walk from White Sand Beach this option is for you.  Twelve plots of land are available for long-term rent in  a quiet location 250 metres from the beach.  On each plot one or two small bungalows or one large bungalow can be built can be built.  The owner will build the bungalow for you.  A rental program will also generate income for you when you are not using the bungalow. Single Houses to Buy or Rent

 

There are very few good quality houses on Koh Chang and even fewer that are available for rent.  If you're looking to live on Koh Chang long term but aren't yet ready to buy here, renting a nice home is the way to go.  Give yourself a year and decide if KC is for you or not without breaking the bank.  (Note that you can find small bungalows and apartment rooms to rent from 5 - 8,000 baht in several places on the island.  Most are cramped, noisy but they do the job if you just want a roof over your head. I don't bother listing these. It's easy enough to find them yourself when you are on the island.)

Adjacent houses with a huge covered deck over the sea.  Great sea views and 2 minutes walk to shops, bars & restaurants.  Ideal rental for anyone considering living on KC permanently.

Recently built small house, by the Klong Plu river.

 

This house is in a quiet area of Klong Prao - 10 minutes drive from White Sand or Kai Bae beaches. The  house is built on a 600sqm plot of land that has been leased for 10 years.  The current owner has pre-paid the land rent until  2017. The selling price includes all fixtures & fittings.

Business to buy / sub-let.

 

I occasionally have businesses for lease listed here if I think they have something to offer  a buyer.  But, in general, if you're visiting Koh Chang you'll find plenty of foreign owners wanting to sell their recently opened bars or restaurants as the depths of shopping plazas tend to be graveyards unless the owners have  a bit of marketing know how. That doesn't mean you'll find many bargains though, more often than not it's just people looking for newbies willing take their non-performing assets off their hands for a large fee - i.e. millions of baht.  Look around, see how busy they are, take into account the comparatively short high season and work out how you can make a profit.  As of January 2008, there are many small businesses for sale here.  Look at the notices on the rolled down shutters of shop units and you'll quickly discover which areas aren't ideal for businesses that require a lot of walk in customers.

 

Beer Bar, Klong Prao area. A nice little business a Western/Thai couple could run.  This small beer bar was set up over 4 years ago by the current owner.  It has many repeat customers and is located in one of Koh Chang's nightlife areas.  All fixtures and fittings are included in the sale.  

Nothing fancy but it's functional and serves up what the customers want - cheap beer, sports on TV, pool table and friendly girls.

(We have a house of this type on Koh Chang and have never had any problems with it regarding the legality of ownership etc.) These type of houses have  no title deeds as the houses are built on water - however, all have legal address books - the same as any house built on land.
