Koh Chang Real Estate / Property . . .

For Sale . . . 57 Rai, Chanote title, Sea & island views, Bangbao.  Land ideal for housing development. Price: 3.3 million baht/rai or current owners will consider partnership to develop the land for housing.

 

This land is located 10 minutes walk from Bangbao village.  It doesn't have any beach frontage but what it lacks in shoreline it more than makes up for in excellent views. Therefore, whilst the land might not be suitable for million dollar villas it would be suited to a mid-price housing development of low rise condominiums & houses in the 3 to 7 million baht range where buyers are looking for affordable, quiet property with good views and are willing to make the effort to travel a few minutes to reach the beach in return for saving money on real estate. 

 

Electricity runs past the land and can easily be connected.  Water would come from the large borehole on the land or, more realistically, from wells sunk on the land.  The current owners comprise of a group of Thai businessmen from Bangkok & Pattaya with various land holdings on Koh Chang and elsewhere.  They have already  drawn up plans for a housing development and costed the project fully.  However, due to some partners having other projects on the go that require their full attention, the group has decided to sell the land or, possibly, look for a partner with which to develop the land and share the profits.

 

Therefore, any buyer would have access to the plans and the local contacts that the group has already established.  This will make developing the land considerably easier.  The sellers, who include an experienced engineer and architects would also be willing to lend their expertise to a buyer.

A view from the rear of the land at one of the highest points.  Koh Klum, Koh Wai and if you look closely Koh Mak are all visible.  Also notice that most of the land has been cleared already, only the oldest trees have been left.

 

Moving to another spot, and looking down over Bangbao village.  The new pier and lighthouse are in the centre of the photo.

Finally, probably the best view comes from the opposite side of the land where the views above were taken.  Not a bad vista when you draw the curtains in the morning
